The Retrofit
Located in the Rancho Bernardo community, the Rancho Vista Corporate Center includes Class A office and research and development buildings totaling 838,300 square feet on 67.5 acres. Originally constructed in 1970, the campus was previously owned and fully occupied by Hewlett Packard. When the property was sold in 2016, the opportunity arose to transform it from a single-tenant site into a modern multi-tenant campus.
One of the main goals of the project was to update and add onsite amenities that would attract and retain tenants. The renovation includes a remodeled conference center and a courtyard with outdoor collaboration areas and dining area with a stretched fabric canopy. The renovated 15,600-square-foot café features operable glass walls to provide an indoor/outdoor connection with the courtyard. Other new amenities for tenants include an indoor fitness center and outdoor basketball and volleyball courts.
A driving force of the project was to create a sustainable environment for campus users, focusing on energy efficiency. The landscape design includes xeriscaping to minimize water usage while providing plentiful shaded areas that allow users to utilize outdoor amenities.
With an updated image and new amenities, Rancho Vista Corporate Center offers a modern campus atmosphere that has already attracted a full roster of tenants.
